1. Rates, Payment Terms, Rental Terms, and Terms of Acceptance

  • Additional fees: cleaning fee €120, security deposit €300, tourist tax included in the nightly rate
  • Accepted payment methods: Stripe Connect (Credit Card), Bancontact, Apple Pay, SEPA Direct Debit
  • Deposit Policy: 50% upon booking
  • Required application: prior to rental authorization along with the completed information form that will be sent to you
  • Identity of occupants: In accordance with Spanish law, the personal information of ALL occupants will be provided to the authorities (Guardia Civil / local police) for mandatory registration. A copy of the passport of ALL occupants is a condition of rental acceptance. The (Guardia Civil / local police) reserves the right to conduct checks to verify that all occupants have been properly declared. To be returned upon signing the rental agreement
  • Rental Period: The renter acknowledges that this is a vacation rental for a fixed term and that it does not confer any right to permanent occupancy. The duration of the stay is limited to the dates specified in the reservation.
  • Rental Agreement: To protect both the tenant and the landlord, a rental agreement will be sent to you; it must be signed and returned before the final payment is due (45 days before arrival).
  • If all requested documents are not received, the owner reserves the right to cancel the stay without a refund 

2. Cancellation and Refund Policy

  • Cancellation by the guest up to 45 days before arrival: full refund
  • If the guest cancels less than 45 days before arrival: no refund
  • Cancellation by the owner due to failure to submit the requested documents (rental agreement, copies of passports for all occupants): if canceled more than 45 days before arrival: 50% refund of the amounts paid. 

3. House Rules and Rental Policies 

  • Pets: allowed only upon request and subject to approval prior to booking. If approved, there is an additional charge of €5 per night.
  • Before Your Departure1. Review the house rules: Read the house rules for specific instructions on check-out procedures and cleaning.2. Check-out time: by 11 a.m. Upon request, this can be arranged for a later time if no other guests are scheduled and cleaning schedules permit.3. Key return: We prefer to collect the keys in person and inspect the property. In some cases, this is not possible, for example if you are leaving before 7:30 a.m. If we cannot be present in person, we ask that you leave the keys on the table and follow the check-out instructions. Please turn off all lights and close the windows and shutters before you leave.4. Take out the trash: please dispose of all trash in the designated bins on the street.5. Refrigerator: perishable items: please remove all opened food or items that spoil quickly, such as milk, leftovers, or opened beverages, and throw them away.6. Wash the dishes: please wash your dishes and put them away.7. Tidying up: Gather your personal belongings, return furniture to its original place, and make sure the space is generally tidy.8. Turning off appliances: Turn off the lights, appliances, and heating or air conditioning systems before you leave. 9. Reporting damage: Please notify the host as soon as possible if any unexpected damage occurs during your stay.10. Use of air conditioning: Unlike many other rentals, we do not impose any restrictions on thermostat settings, as we want our guests to feel completely comfortable during their stay. Guests may set the temperature to their liking while staying in the house. However, they must adjust the temperature when leaving the house. It is also unacceptable to use the air conditioning when the windows are open. The air conditioning is monitored remotely. General guidelines to remember• No excessive cleaning: Guests are not required to perform a deep clean, but the space must be left in a presentable condition, requiring no excessive cleaning.• Respect quiet hours: be sure not to make noise so as not to disturb the neighbors. Read the sign in the kitchen for more information on nap times.• No smoking indoors: comply with all “no-smoking” rules regarding tobacco, cannabis, and e-cigarettes.• Pets: Bring pets only if explicitly authorized by the host and in accordance with the house rules.• Damage: Be prepared to pay for any damage beyond normal wear and tear.• Parking: Private parking is available. Please note that for the MARIPOSA DE NEPTUNO residence, it is NOT suitable for SUVs due to vehicle height restrictions. You can park in a public parking lot, but parking spaces are scarce during peak season. Charging electric cars in the garage is prohibited.• Consumables: Please note that we may occasionally leave consumables such as condiments or snacks left by previous guests if they are not empty. We do our best to ensure they are not expired or spoiled. HOWEVER, it is ultimately up to guests to decide whether they wish to consume these items after inspecting them. The host accepts no liability regarding consumables.• Unregistered guests: Only registered guests are permitted to stay overnight on the premises; additional guests are not allowed. The maximum capacity for Mariposa de Luz and Mariposa de Neptuno is 5 registered guests; for Mariposa de Dos Mares, it is 2 adults and 2 children under 14 years of age.• Prohibition of parties and gatherings: The tenant agrees to use the rented accommodation exclusively for temporary and family lodging purposes. The organization of any party, evening gathering, reception, event, festive gathering, or gathering of any kind is strictly prohibited within the property and its outbuildings (terrace, garden, pool, common areas, etc.). Under no circumstances may the number of occupants exceed the maximum capacity specified in the contract. In the event of a breach of this clause, the landlord reserves the right to:
  • to terminate the lease agreement immediately, without refund of any amounts paid;
  • to withhold all or part of the security deposit;
  • and, if necessary, hold the tenant liable for any disturbances to neighbors or damage caused.
  •  Please respect our neighbors and their privacy.

4. Protection of Personal Data (GDPR)

The data collected ([name, email, phone number, payment information]) is used solely for booking and managing your stay.

  • Data is retained for ? years.
  • Users have the right to request access to, correction, deletion, or portability of their data by contacting info@mariposalamanga.es
  • Cookie policy available and consent obtained in accordance with the law.

5. Intellectual Property

  • The content of this website (text, images, logos) is protected by copyright.
  • Any unauthorized reproduction, distribution, or modification is prohibited.

6. Liability

  • The owner assumes no liability for any loss of or damage to tenants' personal property.
  • The information on this website is provided for informational purposes only and is subject to change without notice.

7. Disputes

  • Any dispute shall be subject to the jurisdiction of the courts of the City of Murcia (Region of Murcia)
